I moved to Dallas 2.5 years ago -- and nothing like Franklin Giant comes close to existing here. I am sad just thinking about it.

There is a lot to admire in the grind, but when you put a lot of time and resources into something only to have someone else swoop right in late to "buy" the prize, the grind becomes less admirable and more foolish. Personally, I love what Hurley is doing.
