It needs a small amount of fine tuning.

NYC is Storrs South;& Boston is Storrs North. The remainder of New England can be Storrs Northeast or Suburban Storrs while the remainder of the east coadt/PA would be Storrs Mid Atlantic.

Texas needs to be identified as Property of, then the remainder works.
